Honest ranges from a 15-year DFW crew. We don't publish a flat price list because no two yards are the same. We do publish what each service typically runs, what drives the price up or down, and a real recent example for each band.
- Sod install: $1,200 – $14,000+ depending on yard size, grass type, prep, and access.
- Synthetic turf: $8 – $17 per square foot installed. Premium pet-rated or putting greens up to $25/sq ft.
- Weekly lawncare: $45 – $85 per visit for most DFW residential lots. Bi-weekly and full-program annual options available.
- Paver patio: $18 – $28 per square foot installed for mid-grade pavers.
- Holiday lighting: $4 – $7 per linear foot of roofline. All-in (design, install, timer, service, takedown, storage).

Sod Installation Cost
Service DetailsSod cost in DFW depends on grass type, square footage, prep needs, and how much old turf has to come out. Bermuda is the price floor. Zoysia and St. Augustine cost more per pallet. Steep grading, dead grass haul-away, and irrigation tweaks all move the number.
Small yard (under 1,500 sq ft, light prep)
$1,200 – $2,400Bermuda sod, minimal grading, dead grass haul-away.
Real example: A 1,200 sq ft Carrollton front yard, full Bermuda replacement, prep + install + haul: around $1,650.
Mid-size yard (1,500 – 4,000 sq ft, standard prep)
$2,800 – $6,500Bermuda or Zoysia. Standard grading. May include sprinkler tweaks.
Real example: A 3,200 sq ft Plano back yard, Palisades Zoysia, soil amendment, sprinkler head adjustment: around $4,800.

- ·Grass type: Bermuda is the baseline. Zoysia adds ~$0.30 – $0.50/sq ft. St. Augustine adds ~$0.45 – $0.70/sq ft.
- ·Prep work: dead grass haul-away, grading for proper drainage, tilling clay soil. Heavy prep can add 20-40%.
- ·Access: rear-yard installs that need wheelbarrowing pallets through a side gate cost more than driveway-adjacent jobs.
- ·Sprinkler adjustments: existing heads usually need re-leveling after grading. Major irrigation rework is quoted separately.
- ·Time of year: Fall (Oct–Nov) and late winter (Feb–March) tend to have better availability and slightly lower pricing than peak spring.
Synthetic Turf Installation Cost
Synthetic turf is a higher-ticket investment that pays for itself in 4-7 years vs. ongoing sod replacement, water, and mowing. Cost is per square foot, all-in. The two biggest swings: turf brand/quality and how much base prep your yard needs.
Small area (under 500 sq ft, courtyard / pet run)
$4,000 – $8,500$8 – $17/sq ft. Standard turf, base prep, infill, nailed-down seams.
Real example: A 350 sq ft Coppell pet run with premium pet-rated turf and antimicrobial infill: around $5,200.
Mid-size yard (500 – 1,500 sq ft, full back yard)
$6,500 – $22,000$10 – $15/sq ft. Mid-tier turf with cooling infill. Standard prep.
Real example: A 1,100 sq ft Highland Park back yard with cooling-infill premium turf: around $14,800.
Large install (over 1,500 sq ft, putting green / sport)

Real example: A 2,400 sq ft Southlake back yard with putting green, chipping fringe, drainage system: around $42,000.
- ·Turf grade: standard landscape turf is $4-7/sq ft material cost. Premium pet-rated, cooling-infill, or putting-green turf runs $9-14/sq ft material cost.
- ·Base prep: clay soil + drainage needs add the most variable cost. A flat, well-drained yard preps quickly. A sloped, clay-heavy yard needs more excavation and base material.
- ·Demolition: existing concrete, root systems, or thick dead grass extends the prep day.
- ·Seam count: irregular shapes and small areas have more seams per square foot, so per-sq-ft pricing is higher.
- ·Specialty features: putting greens, custom logos, in-fill cooling systems, drainage assists all add cost on top of base install.
Lawncare & Maintenance Cost
Recurring maintenance is priced per visit, not per square foot. Most DFW residential lawns fall into a tight range. The price reflects how often we come, what we do, and lot size. Recurring contracts beat per-visit pricing for cost AND lawn quality.
Standard residential (weekly)

- ·Lot size: pricing scales with mowable square footage, not with the lot total. A 1-acre lot with a small grass footprint mows like a smaller home.
- ·Frequency: weekly costs more per month than bi-weekly, but per-visit price is lower because the lawn stays consistent.
- ·Add-ons: fertilization, pre-emergent, aeration, and seasonal cleanups are typically billed separately or bundled into an annual program.
- ·HOA-style requirements: shorter cut, sharper edges, longer service window all impact price.
- ·Distance from Carrollton: routes group efficiently, so cities clustered near us (Carrollton, Coppell, Addison, Farmers Branch, Lewisville) sometimes price slightly lower than outer-ring stops.
Paver Patios & Walkways Cost
Service DetailsHardscape pricing is the most variable category. Material, square footage, complexity, demolition needs, and engineering all swing the price. We always estimate hardscape on-site after walking the project.
Paver patio (small to mid-size)
$3,800 – $14,000$18 – $28/sq ft installed. Mid-grade concrete pavers, base, edging, sand-set.
Real example: A 400 sq ft Carrollton paver patio with stone-edged border: around $11,500.
Flagstone walkway (custom natural stone)
$22 – $40 per sq ft installedTexas flagstone, base prep, sand-set, mortared joints where specified.
Real example: A 120-foot flagstone walkway from drive to back patio in Plano: around $6,800.
- ·Material: stamped concrete is the floor, mid-grade concrete pavers next, then travertine and natural flagstone at the top.
- ·Demolition: removing an old patio or deck adds $2-6/sq ft.
- ·Complexity: multi-level patios, custom inlays, integrated lighting — all add to the per-foot price.
- ·Grade and drainage: sloped sites need engineering. Drainage tile, French drains, or sub-base reinforcement add cost.
- ·Permits: city of Dallas, HP/UP, Southlake, and some Frisco neighborhoods require permits for larger installs. Permit prep is included in our quote.
Holiday Lighting Cost
Service DetailsAll-in price covers design, install, dusk-to-dawn timer, mid-season service, January takedown, and off-season storage. Cost is driven primarily by linear footage of roofline, story count, and tree wraps.
Single-story home, roofline only
$700 – $1,400$4 – $7/linear foot. Standard warm-white LED. Single-story access.
Real example: A 180-linear-foot Coppell single-story ranch: around $1,050.
Two-story home + light tree work
$1,400 – $2,400Roofline + 2-3 small tree wraps. Two-story access.

Estate / Highland Park / Southlake premium
$2,400 – $7,500+Multi-roofline, full canopy tree wraps, columns, garland, pathway lighting.
Real example: A two-story Highland Park home with full perimeter, garland on six columns, four tree-canopy wraps: around $5,400.
- ·Linear footage of roofline: the single biggest input. We measure during the on-site visit.
- ·Stories: two-story or three-story homes cost ~20-30% more in labor (ladder time, safety equipment).
- ·Tree wraps: a single trunk wrap is cheap. Full canopy wraps on mature oaks add real cost.
- ·Bed wash, garland, columns, wreaths, pathway lighting: each adds an optional line item to the quote.
- ·Timing: October bookings get first pick of December dates. Late-November bookings pay more for premium dates if available at all.

Every yard has hidden cost drivers: clay-soil drainage, buried sprinkler heads, the existing irrigation controller's zone map, slope, root systems under planned hardscape, HOA color and material rules. Most of those we can't see from the curb and definitely can't see from a satellite photo.
